How it works

Set it up once. Sleep through the night.

No software to learn and no app your tenants need to download.

1

Get your line

We give you a dedicated number, or you forward your current number when you don't answer. Tell us your properties, vendors and what counts as an emergency.

2

Every call becomes a ticket

Our system answers 24/7, collects the details (unit, issue, access, callback) and sends you a clear ticket by text and email within a minute.

3

Emergencies reach a person

When a call meets your emergency rules, it goes straight to a live person, to you, or to your maintenance vendor, in the order you choose.

FAQ

Questions landlords ask

Do I need a new phone number?

No. You can keep your number and set it to forward calls you don't answer, or use a dedicated number we give you to share with tenants. Either way takes a few minutes.

Who answers the calls?

An automated voice assistant answers every call, collects the details and creates your ticket. Calls that meet your emergency rules are passed to a live person or to the contacts you choose.

What counts as an emergency?

You decide when you sign up. Common examples: active water leaks, sewage backups, no heat in cold weather, no power to a unit, lockouts and broken exterior doors or windows. Everything else becomes a ticket for the next morning.

What if a tenant reports fire, gas or danger?

Callers are told immediately to hang up and call 911 or their utility company. TenantLine24 is a call-handling and dispatch service, not an emergency service.

Can you call my maintenance company directly?

Yes. Give us your vendors and a spending limit, and we'll contact them in the order you choose when an emergency comes in.

What hours are covered?

Evenings, overnight, weekends and holidays, the hours your office is closed. You set your quiet hours when you sign up.

Is there a contract or setup fee?

No contract and no setup fee. Your first month is free, then you're billed monthly. Cancel anytime.

What is a "unit"?

Each rentable home or apartment counts as one unit. A duplex is 2 units; a 12-unit building is 12 units.
